To cope up with the large-scale programmes in housing construction, search for low priced new and alternate materials is constantly being made in Kerala. Prestressed concrete, light weight concrete, fiber reinforced concrete, structural clay products, building materials from industrial and agricultural wastes, etc are some of the innovative materials which are coming into prominent use. Their production and use in large housing projects, however, is yet to be exploited.
The capital-intensive techniques of production and utilization of certain materials in a mass scale are important constraints facing the building materials industry in the state. Kerala supports more people in lesser area of land. Not only that the landed properties are under increasing stress due to a variety of factors. Thus it is becoming increasingly difficult to set up building materials manufacturing units and also to find the necessary raw materials to sustain those industries.
Scores of manufactures of traditional building materials are already on the verge of closure mainly due to the non-availability of quality raw materials. Even though huge deposits of clay and other essential useful materials have been identified in some Properties Kerala and its building boom resulted in such landed properties being used to put up buildings and other high-rise structures.
Some of the properties that have been used to build high-rise apartment complexes could have been profitably used to mine quality raw materials that could have been processed and used to make quality building materials. If at all such lands are to be redeveloped to mine clay and other useful materials, the buildings that has been constructed earlier will have to be demolished, which is a colossal loss.
Proper planning is needed so that areas demarcated for mining the necessary raw materials are not put to other uses. Proper enforcement of the necessary rules and regulations is a must to ensure greater development.
